How long does a loft conversion take to build? The building work and carpentry would normally be complete in 5 - 8 weeks .We will give you a time scale with a quote. Fitting a Dormer window which can provide useful extra space, add light and outlook to a room and in smaller lofts provide the necessary headroom as you climb the stairs into the loft will add time to the conversion.
Is my loft big enough?To comply with Building Regulations, the loft has to be a minimum of 2.3m or 7'6" at its highest point. We make the most of even the smallest loft conversion using dormer windows and sensible staircase positioning.
Converting "W" shaped trussed rafter roof systems. To overcome the problems of lack of space and utilising loft space in modern homes which have a trussed rafter roof design. (Most modern houses are built using the "W" shaped trussed rafter roof system). We can remove the trussed rafters and replace them with horizontal metal beams at floor level. This loft conversion method creats more practical living space and meets Building regulations.
Planning permission? Is only required if you wish to put a dormer window on the front of your house and your house is within 26 meters of the road, or if the house has been substantially extended in the past. We deal with Building Control for you,the cost is usually about £400, and will be included in your quote. Water tank and a chimney in my loft, We can arrange for a plumber to reposition any plumbing to maximise usable space in the loft. Chimney stacks usually have to remain in position.
How much will a loft conversion cost?
The cost of a loft conversion compares favourably with other forms of home extension. A basic loft conversion can cost from £10,000 to around £20,000.according to the size and design of the loft conversion project. A bedroom with en suite bathroom as well as a dormer window could raise the cost of the loft conversion to around £30,000.
The cost of a loft conversion can also depend on the conversion company you decide to use. A local builder would have less travel overheads and will pass these savings on.
Planning permission is not normally required. However, permission is required where you extend or alter the roof space and it exceeds specified limits and conditions.
Under new regulations that came into effect from 1 October 2008 a loft conversion for your home is considered to be permitted development, not requiring an application for planning permission, subject to the following limits and conditions:

A volume allowance of 40 cubic metres for terraced houses

A volume allowance of 50 cubic metres for detached and semi-detached houses.

No extension beyond the plane of the existing roof slope of the principal elevation that fronts the highway.

No extension to be higher than the highest part of the roof.

Materials to be similar in appearance to the existing house.
-
No verandas, balconies or raised platforms.
-
Side-facing windows to be obscure-glazed; any opening to be 1.7m above the floor.

Roof extensions, apart from hip to gable ones, to be set back, as far as practicable, at least 20cm from the eaves.

Building regulations
Building regulations approval is required to convert a loft or attic into a liveable space.
You will need to gain building regulation approval for your conversion, probably need the services of an architect and certainly have to comply with fire regulations at every point in the construction of your loft conversion.

As we have said above you may not require planning permission, provided the loft conversion is the first extension and does not exceed 40 cubic metres on a terraced property and 50 cubic metres on others and your house is not in a Conservation Area or at the junction of two public highways.
