A customer has asked to put up a description of their new book. Not to purchase, simply for your thoughts.

Dark story of Gaslighting, abuse, retribution, and Hope. Based on real conversations with Willow a Hidden Person, and Richard who removes the so called ‘Pillars-of-society' blocking Willow's pathway to the therapy she will need to escape and recover. He’s aware of the consequences. However, had turned a blind eye and covered his ears to evil too often. It’s a risk he is going to take. Has no close family or friends for whose safety he’s concerned. His military service and work for the ‘Organisation’ add credibility to his account of the retribution he hands out.

Bella and Richard’s love story sprinkles some sunshine onto this dark tale. Bella is unaware, even when her husband disappears, of the retribution Richard is carrying out to stop Willows abusers. However, is aware he works for ‘The Organisation,’ but not who they are, or what he is paid to do!

Will I need Planning permission to convert my loft?
Planning permission for a loft conversion is normally only required in the following circumstances,
  • You plan to fit a dormer window on the front of your house,
  • Your house is within 26 meters of the road,
  • The house has been substantially extended in the past.
  • Please see more planning permission information specific to your loft extension below.

Planning permission is not normally required. However, permission is required where you extend or alter the roof space and it exceeds specified limits and conditions.

Under new regulations that came into effect from October 2008 a loft conversion for your home is considered permitted development, not requiring an application for planning permission, subject to the following limits and conditions:

  • A volume allowance of 40 cubic meters for terraced houses
  • A volume allowance of 50 cubic meters for detached and semi-detached houses.
  • No extension beyond the plane of the existing roof slope of the principal elevation that fronts the highway.
  • No extension to be higher than the highest part of the roof.
  • Materials to be similar in appearance to the existing house.
  • No verandas, balconies or raised platforms.
  • Side-facing windows to be obscure-glazed; any opening to be 1.7m above the floor.
  • Roof extensions, apart from hip to gable ones, to be set back, as far as practicable, at least 20cm from the eaves.

Building Regulations  and cost of  loft conversions below.

We can handle Building Control for you, the cost is usually about £400.

We can arrange for a local plumber to reposition any plumbing to maximise usable space in the loft. Chimney stacks usually have to remain in position.

What's the average cost of a loft conversion?

How much will a loft conversion cost? The cost of a loft conversion compares favourably with other forms of home extension. A basic loft conversion can cost from £10,000 to around £20,000 according to the size and design of the loft conversion project.  A bedroom with en-suite bathroom and dormer window could raise the cost of the loft conversion to around £30,000. The cost of a loft conversion will also depend on the location of the conversion company you decide to use. As local builders we have less travel overheads and will pass these savings on to you.

Building regulations approval is required to convert a loft or attic into a liveable space. You will need to gain building regulation approval for your conversion, probably need the services of an architect and certainly have to comply with fire regulations at every point in the construction of your loft conversion. We can arrange all of this for you and keep you informed at every stage.

As we have said above you may not require planning permission, provided the loft conversion is the first extension and does not exceed 40 cubic meters on a terraced property and 50 cubic meters on others and your house is not in a Conservation Area or at the junction of two public highways.  If you plan to make your loft into any kind of living accommodation you must first get building regulation approval.
